Terms and Conditions for Urban at Montrose

Welcome to Urban at Montrose! These Terms and Conditions govern your use of our website (urbanatmontrose.holidayfuture.com) and serve as the rental agreement for bookings of our furnished properties at 1602 Bonnie Brae Street, Houston, TX 77006.

By inquiring, booking, or staying with us, you agree to these Terms. If you do not agree, please do not use our website or book a stay.

1. Bookings and Payments

  • Bookings are confirmed upon receipt of the required deposit or payment.
  • Monthly rent is due in advance. Late payments may incur a 5% fee.
  • Utilities (electricity, water, gas, Wi-Fi) are included unless otherwise stated.
  • A refundable security deposit (typically one month's rent) is required to cover damages or extra cleaning. It will be returned within 14 days after move-out, less any deductions (with itemized explanation).

2. Length of Stay and Occupancy

  • Minimum stay: 1 night.
  • Maximum occupancy: As specified per unit (usually 2–4 guests). Additional guests require approval and may incur fees.
  • The property is for residential use only – no subletting, commercial use, or parties/events without written consent.

3. House Rules

  • To maintain a pleasant environment for guests and neighbors:
  • No smoking (including vaping or marijuana) inside or on balconies. Violation incurs a $500 cleaning fee.
  • Quiet hours: 10:00 PM – 8:00 AM. Excessive noise may lead to eviction without refund.
  • Pets: Not allowed without prior written approval (pet fee and deposit may apply).
  • Guests must keep the unit clean. Weekly housekeeping is not included; excessive cleaning at move-out will be deducted from the deposit.
  • No illegal activities, firearms, or hazardous materials.
  • Parking: Limited to available spaces (if provided); street parking is at guest's risk.

4. Check-In and Check-Out

  • Check-in: After 4:00 PM (earlier by arrangement).
  • Check-out: By 11:00 AM. Late check-out may incur fees.
  • Guests must report pre-existing damage upon arrival. An inventory list will be provided.

5. Maintenance and Damage

  • We maintain properties to high standards. Guests must report issues promptly.
  • Guests are responsible for damage beyond normal wear and tear.

6. Cancellation Policy

  • More than 30 days before check-in: Full refund minus processing fees.
  • 15–30 days: 50% refund.
  • Less than 15 days: No refund unless we re-book the period (pro-rated refund possible).
  • Early departure: No refund for unused days.

7. Liability and Insurance

  • We are not responsible for loss, damage, or injury to guests or their belongings. Renter's/travel insurance is recommended.
  • Guests indemnify us against claims from their actions or negligence.

8. Website Use

  • All content on this website is owned by Urban at Montrose or its licensors.
  • You may not republish, reproduce, or redistribute site content without permission.

9. Changes and Governing Law

  • We may update these Terms at any time. The version at booking applies to your stay.
  • Governed by Texas law. Disputes resolved in Harris County courts.
